Rental Policies

Where: Fickling & Company of Florida, LLC, 112 Franklin Blvd.

When: Check-In time starts at 4 p.m. Eastern Time. Note: Check in begins at listed times, but cannot be guaranteed during high seasons. Check in is guaranteed by 7 p.m. during high season. The manager must have time to clean and inspect prior to occupancy and during high season, due to high volume of check outs and check ins, the Property may not be ready at the start of the check-in period. All guests are required to register with the Guest Services Front Desk upon arrival. If you arrive after hours, you may retrieve your registration packet from our rental lock box and shall come to the Fickling Vacation Rentals office by 11:00am the following day to register.

When: Check-out time is 10 a.m. Eastern Time on the day of departure.
Responsibilities: Upon checkout, Guest shall leave the Property in the same general condition as it was found. Departure responsibilities include the following: cleaning all dishes and utensils, putting them away, disposing of all trash in proper street side containers, removing all food and perishables and wiping down refrigerator, locking all doors and windows, and returning ALL keys to Fickling Vacation Rentals. Please leave all used towels in the tub or shower. Failure to comply with these responsibilities shall result in cleaning fees to the guest, at Manager’s reasonable discretion. Guest understands that the owner of the Property pays for normal cleaning. However, Guest hereby acknowledges and agrees that in the event the Property is not left in the condition required above and, as a result, the cleaners (who are independent contractors and not employees of Manager) assess an extra cleaning fee, Manager shall have the right to charge the extra cleaning fee to Guest’s credit card on file (not to exceed $150.00) and Guest hereby authorizes such charges and agrees not to dispute the same.

St. George Plantation requires a signed agreement prior to entrance into the Plantation. Motorcycles, motor scooters, golf carts and ATV’s are not permitted in the Plantation. St. George Plantation Owners’ Association requires prior approval to bring ANY motor home into the Plantation with two weeks advance notice, along with it must be parked out of view and under your rental homes. For your convenience, we offer online booking at www.FicklingVacationRentals.com. Online bookings may be canceled within 72 hours with a 10% cancellation fee. All online bookings require a valid photo ID submitted to vacations@fickling.com within 24 hours. We will not be able to confirm any online reservation without a copy of the reservation holder’s driver license. All Internet reservations require a Visa, MasterCard, Discover or American Express credit card. Please note, all internet bookings provide you the option to add or decline Travel Protection Insurance. Should you decide not to purchase Travel Protection Insurance, you have up until you make your 2nd payment in full to add this Travel Protection Insurance.

ALL RESERVATIONS MADE ONLINE ARE TENTATIVE AND ARE NOT FINAL UNTIL GUEST HAS EXECUTED THE FICKLING VACATION RENTALS FORM RENTAL AGREEMENT AND HAS PAID 50% OF THE RENTAL AMOUNT DUE PER THE RENTAL AGREEMENT. PRICES AND AVAILABILITY ALONG WITH DATES SHOWN ONLINE MAY NOT BE ACCURATE AND GUEST IS RESPONSIBLE FOR CONFIRMING ACTUAL AVAILABILITY AND RATES WITH FICKLING VACATION RENTALS.

Many rentals require a minimum stay of seven nights during Summer Season and Spring Break, and a 3 night minimum stay during some holidays. Weekly reservations run Friday-Friday, Saturday-Saturday, or Sunday-Sunday. Reservations for shorter periods of time are available in other seasons, as set by each property. Please note: Holidays and Spring Break are reserved at higher rates.

MONTHLY RENTALS (28 nights): Many properties are available for monthly rentals, covering a 28-night period, during the Spring, Fall and Winter months. Please note: guest mail is no longer delivered to Fickling Vacation Rentals. Please contact the Eastpoint Post Office at (850) 670-8698 to discuss your delivery options.

Reservations are accepted one calendar year in advance and may be subject to rate increases. Advance reservations are first come first serve, and require a 50% deposit.

  • Each property indicates the number of occupants allowed in a property at any one time. Exceptions are made for children age 3 and younger.
  • An atmosphere conducive to quiet enjoyment of guests in surrounding accommodations must be maintained.
  • Adults only, age twenty-five (25) or older may reserve a property. Identification and proof of age may be required.
  • We do not rent to groups of teenagers, with or without chaperones, or to college students.
  • Weddings, wedding receptions and other gatherings are permitted only with prior approval of owner and Fickling & Company of Florida, LLC. Special pricing and security deposit may be required. Please contact us for a list of wedding planning contacts and resources.
  • The Property is on a septic system that can malfunction if used improperly. Absolutely nothing except toilet paper shall be flushed down the toilets. Please DO NOT flush feminine products as they damage the septic system and plumbing lines. Please do not put food down the sink drains. Food waste shall discarded in the trash bins.

Rental rates are subject to a 7% sales tax, plus a 3% Tourist Development Tax. All additional fees are subject to a 7% sales tax. Taxes and surcharges are subject to change.

RENTAL RATES INCLUDE ALL FEES EXCEPT TAXES, TRAVEL PROTECTION, AND CERTAIN COMMUNITY FEES.

Payment of 50% of the rental charge, plus taxes and any applicable community fees, must be paid when booking your reservation. The balance due must be received thirty (30) days prior to your arrival. These payments may be made by personal check, business check, or credit card. We accept Visa, MasterCard, Discover and American Express. Any returned checks will be subject to a $30 fee.

If you are booking your reservation within thirty (30) days of arrival, total payment is required. This payment may be made by money order, cashier’s check, or credit card. We accept Visa, MasterCard, Discover and American Express.

Online Booking is available for your convenience at www.FicklingVacationRentals.com. All internet reservations require a Visa, MasterCard, Discover or American Express credit card.
All payments are deposited in an interest-bearing escrow account with interest accruing to Fickling & Company of Florida, LLC.

You will receive a Confirmation Rental Agreement. PLEASE READ YOUR CONFIRMATION CAREFULLY. It states that you understand and agree to all conditions and policies. Please contact Fickling & Company of Florida, LLC with any questions you may have about your Confirmation, toll free (877) 927.2218.

In the event that you must cancel, change dates, or switch properties, please note that all prepaid monies are non-refundable. When your reservation is confirmed, any cancellation, date or property changes will be subject to this policy, no exceptions, unless we are able to generate equal amount of rent to re-book your dates.  If so a 10% cancellation fee will apply.  Guests with Travel Protection insurance will be directed to contact their insurer for any reservation changes or cancellations.

Fickling & Company of Florida, LLC strongly recommends purchasing Travel Protection to protect your vacation investment. It protects you against travel interruptions/cancellation due to illness and travel delays. IF YOU CHOOSE NOT TO PURCHASE TRAVEL PROTECTION, YOUR PAYMENTS WILL NOT BE REFUNDED IN THE EVENT THAT YOU CANNOT COMPLETE YOUR VACATION PLANS OR IN THE EVENT OF EVACUATION. Fickling & Company of Florida, LLC includes Damage Protection insurance with all reservations (a cost of $45.) This insurance protects you for any damages which might occur during your stay, up to $1,500. If you choose to decline Damage Protection you will be required to pay a refundable $3,000 security deposit.

Guest is responsible for reporting any damages it observes at the Property within 24 hours of arrival by calling Fickling Vacation Rentals at (850) 927-2218. Also, Guest is responsible for reporting any damage or breakage that may occur during Guests stay so the matter can be settled with the damage insurance provider prior to departure. Inspection crews carefully check properties prior to check-in and note any existing damage on the check-in form. In the event Guest does not report any other observed damage within 24 hours after check-in, Guest will be deemed to accept the house in the condition stated on the form. Guest shall be responsible for damage beyond normal wear and tear. In the event that a claim must be made for damage at the Property during the Rental Period, Guest agrees to fully cooperate in the claims process. Any damage caused by Guest or its invitees that is not covered by the insurance or that exceeds insurance coverage shall be the sole responsibility of Guest.

St. George Island is a developing area and is becoming one of the most desired areas for growth. There is a possibility that construction projects could be in progress nearby, during your stay. Fickling & Company of Florida, LLC cannot determine when these projects begin or how long they will last. Therefore, we have no control in this situation and no substitutions or compensation will be considered.

In the event of a MANDATORY EVACUATION due to hurricanes, tropical storms or other potential disaster, you are required by state law to evacuate the island. For guests who have purchased Travel Protection insurance, please call your provider to start the claims process. Please Note: You must check in with our FVR office before returning to your rental property after an evacuation is lifted. For your safety, Fickling staff must have time to evaluate each property for storm damage and determine if it is safe for our guests to return.

We occasionally experience outages that are beyond our control. No refunds will be given for any power, internet, water or cable outages.

Please report all maintenance or housekeeping issues promptly; Maintenance & Housekeeping can be reached at: 850-927-2218. If guest is a late arrival, please notify manager of any problems by 11:00 a.m. the following morning. Please be advised that all properties are private homes, rented regularly and maintenance issues may arise during your stay. Manager will make its best effort to ensure that the property is clean, in good condition, and that all utilities, electric systems, HVAC, plumbing systems, appliances and home amenities are in good working order upon check in. As with any home, maintenance issues may arise during your stay. Please notify manager promptly so manager will make every effort to have repairs completed quickly and efficiently, to keep interruption of guests stay to a minimum. Refunds or rate adjustments will not be given for unforeseen maintenance issues beyond managers control so long as manager is using commercially reasonably efforts to repair the issue. In the unlikely event that a maintenance issue renders the entire property unsafe to occupy or prevents guests from accessing the property for more than 12 hours after guest provides notice to manager of the problem and such repairs were not necessitated as a result of any misuse or other act of guest or its invitees, the guest shall have the right to terminate the occupancy and receive a refund in proportion to the number of days left on the guest reservation. No refunds will be provided for the day’s guest occupies the property to such termination.

RATE CHANGES: Rates, descriptions, furnishings and availability are subject to change WITHOUT NOTICE. We are not responsible and cannot give refunds for changes by individual property owners.
PROPERTY SUBSTITUTION: Substitution of comparable properties, within the FVR Management Program, may be made without notice or liability should your reserved property become unavailable for rent. You may choose a comparable available property at the published rate or receive a refund of monies paid. Exclusion: Including, but not limited to, Island evacuation or other storm-related occurrence.
LOST ITEMS: We are not responsible for items left in properties; however, if items are located, we will return them with a shipping charge.
ONLY LIQUID laundry detergent may be used in washing machines to protect our Septic/Aerobic systems.
USE OF FIREPLACES is not permitted.
OWNER PRIVACY: Locked owner closets are not included for guest use.
HOMES FOR SALE: Houses listed for sale may be shown during your visit. We make every effort to schedule the showing at a convenient time.
ERRORS: We are not responsible for errors in price or description that occur in printing. Our Vacation Planners make every effort to confirm rate information daily.

FICKLING & COMPANY OF FLORIDA, LLC has a contractual relationship with property owners. We act as their agents, and we treat all parties (owners and guests) honestly, fairly and in good faith. We reserve the right not to refund deposits, refuse rentals or discontinue occupancy if, in our opinion, a renter is detrimental to the property. Any reservation obtained under false pretense will be subject to forfeiture.

If you or a member of your party is physically challenged or has special needs, please discuss this with your Vacation Planner or visit our website to view properties suitable for the physically challenged when planning your vacation. Some homes offer elevator use for the physically challenged and those with special needs. Arrangements for elevator use must be made prior to your arrival and a fee may be required. In some cases a document may be required. Please note that elevators are not guaranteed to be in working order and therefore may not be available. Please do not assume that ground level homes are handicap accessible. Many ground level homes have steps at the entry. Please inquire when booking your reservation.

  • Pet Friendly properties are indicated. A NON-REFUNDABLE pet fee will be charged.
  • Pets shall be limited to dogs only. Pet friendly properties are restricted to 2 non-destructive dogs; many properties, however, limit the size and number of dogs allowed.
  • Please confirm the number of pets allowed when booking your reservation. You must have the homeowner’s approval to bring additional pet(s) – and additional fees may apply.
  • Guests must sign a Pet Agreement in advance or at check-in.
  • PETS ARE NOT ALLOWED ON FURNITURE OR IN PRIVATE OR COMMUNITY SWIMMING POOLS, HOT TUBS or SWIM SPAS.
  • Franklin County has a pet ordinance which states that dogs must be on a leash or answer to voice command.
  • In an effort to protect our beaches and environment, we ask that guests remove all pet waste and dispose of it appropriately.
  • For liability purposes, only non-aggressive dogs are allowed.
  • Pets found in a non-pet property will result in your immediate eviction with NO REFUND of rent. EXCEPTIONS WILL BE MADE FOR SERVICE ANIMALS AS OUTLINED BY LAW.
  • In the event any pet causes damage to a property, guest shall be solely liable for the cost of any and all repairs and/or replacements necessary due to such damage.

Swimming Pools, Hot Tubs, & Spas are an amenity. The availability of these amenities is not guaranteed with any reservation due to the possibility of problems occurring before or during your stay. No refund or discount will be given if in the event these are not available.

Pool availability and private pools with heaters cannot be guaranteed with any rental reservation. Where applicable; heated pools are available for an additional charge per week. This may also apply to hot tubs and spas at specific properties where they are connected to the pools. Check the website for specific property information. Pools are heated from October 1st to December 31st and from March 1st to April 30th. Pools are not heated during May, June, July, August, September, January or February. Pool heaters do not function if the outside air temperature drops below 60 degrees. Under these conditions, if you decide to heat your pool, you must do so at your own cost. If an additional charge has been paid, and the pool is unavailable for mechanical reasons, the additional charge may be refunded or may be pro-rated. Pool heat is not guaranteed.  Adding pool heat only guarantees pools will reach 86 degrees.

Please be considerate of neighboring houses and curtail noise and lights after 10:00 pm.

Please turn off pool lights when not in use. Hot tubs are not recommended for children, pregnant women, or people with sensitive skin.

Elevators, Docks, Piers, Widow’s Walk’s & Raised Decks an adult must be present at all times for any use of these amenities. The availability of these amenities is not guaranteed with any reservation due to the possibility of problems occurring before or during your stay. Dock waters may also not be deep enough for a boat due to low tides.

Grills are provided at most units. Use of grills on wooden decks, porches, and balconies or under properties is prohibited. For the safety of our guests, we have provided galvanized buckets and shovels for proper disposal of charcoal. The Villas of St George and 300 Ocean Mile have grills located in common areas for your use.

Linens are provided and the use of such linens during your stay is included in your rental rate. This includes one bath set per person, one set of sheets per bed, along with scrub sponges and dish towels. Additional linens are available upon request for a fee. Beach towels are not provided. Linens are furnished according to the number of people the house accommodates. See below for rules on use of linens and furnishings. All linens and towels that are provided by Owner shall remain at the Property at all times. Guest hereby agrees that it and its guests shall not take any bath towels, blankets or linens to the beach or off the Property at any time. No indoor furniture shall be moved outside or taken to the beach under any circumstances. Any beach chairs, umbrellas or other items designated for outdoor use shall be brought back to the house each evening. All linens and towels that are provided by Manager shall remain at the Property at all times. Guest hereby agrees that it and its guests shall not take any bath towels, blankets or linens to the beach or off the Property at any time. No indoor furniture shall be moved outside and no furniture from the Property may be taken to the beach under any circumstances. Please bring your own beach chairs and umbrellas.

All homes are privately owned and reflect the individual owner’s personal taste. All homes are equipped with basic items such as TV, bedspreads, pillows, cookware, flatware, toaster and coffee maker. Guests are provided with an initial supply of kitchen trash bag, roll of paper towels, toilet tissue, soap, and dish towels. It is possible that you may need to bring or buy more of these supplies depending on the size of your group and length of your stay.

Most homes have local service only. Please note that cell phone service may be limited in some areas of the Island.

The home may be equipped with free wireless/high speed connectivity. Internet service is unpredictable on the island and is not guaranteed. No refunds or discounts will be given if internet is unavailable for any period of time.

Smoking is NOT permitted inside the Property at any time. Smoking is permitted outside and on outdoor porch areas, provided that Guest shall clean up all ashtrays and litter. If Fickling determines that smoking is occurring inside the Property, Guest and all occupants will be evicted and all rents will be forfeited. In the event guest smokes or permits smoking at the property, guest shall pay $250 smoking fee which may be charged by manager to guest’s credit card on file.

Paper Goods: paper towels, napkins, and extra toilet paper.

Soap: bath and shampoo, washing machine liquid. Please Note: Only LIQUID HE laundry detergent may be used in washing machines to protect our Septic/Aerobic systems.

Beach Supplies: beach towels, blankets, chairs and toys, fishing equipment, bug spray and sunscreen.

Kitchen: coffee, filters and condiments including salt, pepper and sugar, aluminum foil, plastic wrap (we cannot supply these).

Miscellaneous: flashlights in case of power outage, baby equipment, alarm clock.
